Strata Managers and Owners: Would Your Balconies Grip After Rain?

A balcony is a wet outdoor floor at height. Rain, morning dew and algae turn tiles and timber slippery exactly where a fall is most dangerous. Stellmann’s anti-slip coating for balconies is CSIRO-tested and certified to AS 4586 P4 for outdoor areas. It is UV-resistant, so it keeps performing through Australian summers, and it is applied over the existing surface without etching or grinding, so the waterproofing underneath is not disturbed.

What sets Stellmann apart: a P4 outdoor rating without stripping or re-tiling the balcony, applied over the finished surface with no chemical attack on what sits beneath it.

Why Balconies Are a High-Risk Slip Zone

Balconies Collect Water And Lose Grip Fast

Glazed outdoor tiles, painted concrete and weathered timber are all slippery when wet, and UV exposure degrades cheap coatings within a season or two.

Owners Corporation

An apartment resident slips on rain-wet balcony tiles during a storm. The owners corporation now needs documented slip resistance on every common-property balcony.

Hotels

A hotel wants penthouse terraces treated before summer without changing the look guests pay for.

Family Homes

A homeowner’s timber balcony grows algae every winter and turns into a skating rink.

Developers

A developer needs an outdoor P4 finish on new balconies without a product that voids the waterproofing warranty.

Every one of these is avoidable. Stellmann's coating reduces the slip risk and documents it, while keeping the look and feel of the balcony you already have.

How professional treatment works

Slip Safety Is A Process — Not A One-Time Fix

Clean, low-odour, and built around your schedule. Evenings, weekends or staged sections, so the balcony's barely out of action.

1

Profile

Call or send an enquiry. We identify the surface, exposure and drainage, and confirm P4 as the target rating. On-site assessment and slip testing can be arranged for strata and commercial projects.

2

Treat

Certified installers apply the coating over the existing finish. No acid, no etching, no grinding, and no disturbance to the membrane below the surface. Balconies are walk-ready within hours.

3

Verify

Treated areas are certified to AS 4586 P4 at the time of treatment and testing, backed by the Slip-Test Pass Guarantee on professional jobs (terms and conditions apply).

4

Maintain

Maintenance guide plus a re-test schedule, so common-property records stay current for the strata committee.

MULTI-SURFACE COMPATIBLE

Tested Across Every Surface a Balcony Throws at It.

Balconies mix materials — and each one slips differently. Stellmann's coating is tested and rated across all the common ones.

Not sure what your balcony is made of? Our technicians identify the surface during the free assessment and match the right treatment.

Stellmann vs acid etching

Most "Anti-Slip" Treatments Attack The Surface. Ours Bonds To It

Acid etching chemically attacks the balcony surface to create texture. It dulls the finish, can compromise sealed surfaces, and typically wears off within 6 to 12 months outdoors. Stellmann’s dual-component polyurethane coating forms a long-term bond over the surface instead: certified P4 grip, no chemical damage, and years of performance when maintained as specified. The same CSIRO-tested system protects 1,500+ Australian commercial sites.

Acid Etching

Chemically attacks and dulls the surface
Can damage finishes and affect surface warranties
Grip often fades within months in constant moisture
Rough texture can trap dirt and bacteria
Rarely comes with documented test results

Stellmann Coating

Dual-component coating bonds without chemical damage
Nearly invisible: the shower looks the same
Formulated to hold up in wet, high-traffic showers
Smooth, hygienic finish that's easy to clean
Documented P-rating to AS 4586 for every treated area

Why it works for balconies

Safer Floors, Without The Trade-Offs

P4 outdoor rating

The AS 4586 class outdoor balconies need, documented per balcony.

UV-resistant

Formulated for Australian sun, so it does not yellow, chalk or lose grip after one summer.

Non-invasive application

Applied over the finished surface. No stripping, no re-tiling, no interference with the waterproofing beneath.

Nearly Invisible

The balcony looks the same, it just grips when wet.

Strata-friendly paperwork

A P-rating certificate per treated area for the owners corporation’s records.

Balcony Compliance at a Glance

Compliance is documented at the time of treatment and testing. We recommend periodic re-testing to keep records current.

AS 4586 P4 Outdoor

Outdoor balconies and terraces should meet P4 slip resistance. Weather exposure means periodic re-testing is recommended.

Waterproofing Compatibility

Balcony treatments must not damage or void the waterproofing beneath the surface. Stellmann is applied over the finished surface without etching or grinding.

Strata Common Property Duty

Common-property balconies and shared terraces are the owners corporation’s responsibility. Documented slip resistance is the defensible position after an incident.

UV Performance

Australian UV degrades many coatings quickly. UV-resistant formulation keeps the rating meaningful between re-tests.

TRUSTED RESULTS

1,500+ Australian Sites. Proven On Balcony Surfaces

From council leisure centres to private waterparks, facility managers trust Stellmann to protect their patrons - and their compliance records.

I'll be honest, I was concerned about the Slip-Test Pass Guarantee sounding too good to be true. But when Stellmann came back a month after treatment and conducted an independent slip test, the results spoke for themselves. P5 wet barefoot across all treated surfaces. That documentation has already been used to satisfy our insurer and close out a WHS audit.

James Harrington Facilities & Asset Manager, Metropolitan Aquatic Sports Centre

We'd used another provider before, the coating degraded within nine months and the change room tiles looked worse for it. Stellmann was different from the start: they tested our specific surfaces before quoting, scheduled the treatment across two overnight sessions, and our wet areas were open for morning training the next day. The AS 4586 P5 certificate was on my desk within the week.

Our outdoor concrete surrounds were a major liability. Wet, barefoot, high traffic. We looked at replacement (prohibitively expensive) and grip tape (looks terrible and peels). Stellmann coated 1,200m' of pool surrounds and amenity surfaces over four nights. The finish is almost invisible, the P-rating is documented, and we haven't had a single incident in two seasons.

Questions, answered

Balcony Coating FAQs

Will the coating affect my balcony’s waterproofing?

The coating is applied over the finished surface without acid, etching or grinding, so the membrane beneath is not disturbed. If your balcony has a known waterproofing issue, fix that first; a coating is not a waterproofing repair.

Will my balcony look different?

No. The finish is nearly invisible. Tiles, stone and timber keep their colour and texture, they just grip when wet.

What P-rating does a balcony need?

P4 is the AS 4586 class for outdoor areas like balconies. We confirm the right rating for your balcony as part of your free plan.

How does it cope with sun and weather?

The formulation is UV-resistant and made for outdoor exposure. Like any outdoor surface it should be cleaned and re-tested periodically, and every job includes a maintenance guide.

Can a whole apartment block be done?

Yes. Strata jobs are staged balcony by balcony, and each treated area gets its own P-rating certificate for the owners corporation’s records.

Make Every Balcony Grip Before the Next Storm

Falls are Australia’s leading cause of injury hospitalisation (AIHW, Injury in Australia 2024-25). A wet balcony at height is not the place to find out your tiles do not grip. Call 1300 987 095 or send an enquiry for a free job-matched plan.
