What is AS 4586?

AS 4586 is the Australian Standard slip test: the surface is tested wet and given a P rating from P0 to P5, and the higher the number, the more slip resistance it has.

Why Courtyards Are a High-Risk Slip Zone

Shade, Moisture and Every Resident: All in One Space

Courtyards trap shade and moisture, so pavers grow moss and algae that stay slick long after rain stops. They are also the one outdoor space everyone crosses. Falls are Australia's leading cause of injury hospitalisation (AIHW, Injury in Australia 2024-25), and shared spaces put that risk on the owners corporation's desk.

Strata

An apartment resident slips on rain-wet courtyard tiles carrying groceries, and the strata committee faces the claim.

Aged Care

An aged care facility restricts courtyard access in winter because the pavers are hazardous, and resident wellbeing suffers with it.

Office

An office building's lunch courtyard develops moss and an employee slip triggers a WHS review.

Body Corporate

A body corporate wants the space treated without shutting it for days: staged, overnight work is the requirement.

Every one of these is avoidable. Stellmann's coating reduces the slip risk and documents it, while keeping the look of the courtyard you already have.

How professional treatment works

Slip Safety Is A Process: Not A One-Time Fix

Slip safety is a process, not a one-off product. Stellmann's system follows four documented steps.

1

Profile

Call or send an enquiry. We assess the courtyard first: surfaces, shade and drainage problem spots. Then we match the right Stellmann product, with P4 as the outdoor target. On-site assessment and slip testing can be arranged for strata and facility projects.

2

Treat

Certified installers work in staged sections, often overnight, so the courtyard stays usable. No acid, no etching, no grinding; sections are cured and walk-ready in up to 12 hours.

3

Verify

Treated areas are certified to AS 4586 P4 at the time of treatment and testing, backed by the FEEL-THE-GRIP GUARANTEE* on professional jobs (terms and conditions apply).

4

Maintain

Maintenance guide plus a re-test schedule for the committee's records, with algae-season cleaning built in.

MULTI-SURFACE COMPATIBLE

Surfaces We Treat in Courtyards

Stellmann’s coating is tested across the surfaces courtyards are actually made of. Read the guide for your surface:

Stellmann vs acid etching or pressure washing

Why Stellmann Instead of Acid Etching or Pressure Washing

Pressure washing removes this month's algae but adds no grip; the slip comes back with the weather. Acid etching is a common alternative that roughens a floor by eating into its surface with acid. It damages pavers and wears off within 6 to 12 months outdoors. Stellmann's dual-component polyurethane coating forms a long-term bond with certified P4 grip that works wet, backed by a maintenance plan for the organic growth shared courtyards always face. The same CSIRO-tested system backs 1,924 commercial projects since 2019.

Acid Etching & Pressure Washing

Pressure washing removes algae but adds no certified grip
Slip returns with the next rain and organic growth
Acid etching damages pavers and wears off within 6–12 months outdoors
No certified slip rating documentation
Frequent retreatment and ongoing cost

Why it works for courtyards

Safer Shared Spaces, Without the Trade-Offs.

P4 outdoor rating

Certified grip for shared outdoor areas, documented per section for strata and facility records.

Minimal disruption

Staged, low-odour application. Residents keep using the space while sections cure.

Algae-season ready

UV and weather resistant, with a maintenance plan that deals with the moss that comes back every winter.

Committee-ready paperwork

P-rating certificates per treated area for strata and facility records.

Nearly invisible

The courtyard keeps its look. No industrial mats in a residential or hospitality space.

Courtyard Compliance at a Glance

Compliance is documented at the time of treatment and testing. We recommend periodic re-testing to keep records current.

AS 4586 P4 Outdoor

Outdoor common areas should meet P4 slip resistance, with re-testing recommended given weather and organic growth.

Strata Common Property Duty

Courtyards are common property. The owners corporation must keep them safe and be able to show how.

Aged Care Quality Standards

Outdoor access matters for resident wellbeing, and facilities must keep those areas safe year-round, documented for accreditation.

Work Health and Safety

Office and facility courtyards used by workers fall under WHS duties for safe walking surfaces.

Questions, answered

Courtyard Coating FAQs

How do you treat a courtyard without closing it?

In stages. Sections are coated, cured and reopened progressively, usually overnight, so residents always have a path through. Most courtyards are finished across one or two sessions.

Will it stop the moss coming back?

The coating adds certified wet grip; it is not a herbicide. Moss and algae still need seasonal cleaning, which the maintenance guide covers, but a treated surface grips even when organic film starts to form and is easier to clean.

What rating does a courtyard need?

P4 under AS 4586 for outdoor common areas. Covered sections may differ; your free product match specifies per zone.

What paperwork does the strata committee get?

A P-rating certificate for each treated area, valid at the time of treatment and testing, plus the maintenance and re-test schedule for the records.

Will it change the courtyard's appearance?

The finish is nearly invisible on pavers, tiles, stone and concrete.

Does the coating change how a gloss tile looks?

On a gloss tile the sheen can change slightly toward satin; that is the only visible difference most customers notice.
